Saying that, we all normally feel inclined towards a hurst of activity after the excesses of the festive season, lor many readers of this magazine, such a burst will centre around the purchase of a brand new park home of leisure lodge. parks I buying advice bimm; A BARK HOME Practical advice on purchasing a park home, the best places to buy one from and essential questions to ask... SURVEYING THE SCENE Q: Should I geta survey? A: It is important for both new and second-hand homes to get a survey report from a specialist qualified surveyor. For example. These UK-wide companies also provide detailed written reports describing any problems and how to resolve them. THE LEGALITIES Q: Should I get specialist legal advice? A: The simple answer is yes. It is important to seek specialist legal advice and support when buying a park home, new or pre-existing. Q: If I am buying a park home, do I need a contract? A: fhe law requires the site owner must give the proposed occupier under the Agreement a Written Statement. This Statement will set out the terms of your agreement to live in a park home on the site owners site. If you buy your home from the site owner, this must be given to you 28 days before you sign the Agreement. You may have a specific time period to challenge the terms you have entered into, if this period passes, you and the site owner will be bound by the terms of the agreement. The implied terms are contractual terms which are implied by law into the agreement between a park home owner and site owner. They are the minimum rights and obligations that all residents of park homes in England have. SELLING UP Q: What happens if I want to sell? A: The law provides that as a park home owner, you can sell your home on the open market without having the new home buy er approved by the park site owner if you have acquired your park home after 26 May 2013 in England or 1 October 2014 in Wales. If you acquired your park home prior to 26 May 2013 or I October 2014. there is some site owner invoh cment. Oils there a commission payable? There is a maximum commission of 10 per cent of the purchase price pay able by the buy er to the site ow ner. EXTRA OUTGOINGS Q: Are there any extra costs? A: Monthly pitch fees and council tax. Insuring your home can vary but normally costs around £250 per y ear. INSURANCE ADVICE Q: Are they easy to insure? The park owner can also charge for park and plot dev elopment, transportation, siting and connection to mains sen ices. Is it an approved NCC member (NCC)? ©Does it have the correct site licence? The site licence covers vital things like park home spacing and road maintenance. Your legal adviser must ensure it is the correct licence in place. Ю ESSENTIA! QUESTIONS When you’re buying a park home there are certain things you need to know... When is the annual pitch fee review date? Check that any increase/decrease in monthly charges was in line with the relevant month's inflation figure. Pitch fees can only be reviewed once a year. There are also other ways in which that the pitch fee can be increased. ©Do you need to purchase gas and electricity through the park, or are you free to deal directly with your chosen supplier? ©Does it have the correct planning permission? Ensure that your le- gal adviser checks the correct planning is obtained to ensure you are able to proceed with the purchase. О Are pets permitted? Cats or dogs? If so, how many per home? Can existing animals be re- placed? О Check that you obtain advice to understand the agreement? A park home report can help you un- derstand the complex terms that your agreement may have, so you are clear when the terms are at the outset? Are children permitted to live on-site? Are there any age restrictions you need to be aware of? Many parks operate an over 50s or over 55s policy. FINANCE Q How can I raise the cash? talking points | opinion A BRILLIANT BUY! Andrew Jenkinson reflects on how owning a holiday home can make great memories! Looking through my vast archives the other day I came across this unusual shot I took back in 1987 (sec right)! In the snap, I captured my sister (left), wife (middle) and my sister's husband getting into my sister's new Carnaby Ranchero for the very first time. This new holiday home had just pitched up on their plot at Trees Caravan Park, near Inglcton in West Yorkshire. Note: there's absolutely no decking, and the ‘steadies' were just placed on breeze blocks! My sister and her husband bought their first holiday caravan in 1980 - a rather basic ABI Constellation daring from 1976 on this very same plot. They had looked at a tourer, but my brother-in-law wasn’t keen on towing so, after finding the ABI for sale for £1,600, they bought into the holiday home lifestyle. A few years later and they were completely hooked. So. when they upgraded their ABI for a brand new Carnaby, they felt like royalty! On the week the Carnaby was delivered, my wife and 1 helped them get it up and running - what a great laugh we had. as you can see from this photo! We all went for a pub meal and a pint afterwards. We had some great times there - happy days! This photo brought back some great memories, I can tell you! This is what I was explaining to a couple at October's Caravan & Motorhome Show at the NEC. The couple were perusing tourers and motorhomes, but wandered over to look at the Swift and Atlas holiday homes on show. We got chatting and I spent 20 minutes explaining the three different types of leisure options they were looking at. They soon warmed to the idea of a holiday caravan, especially when I told them they could have friends to visit and still have plenty of room! W hen you factor in that many holiday parks are now also open all-year-round and offer a dazzling array of facilities, there's much to be said lor them! I then told them about the memories I had of spending time in various holiday homes and I think they were sold! I'll never forget the long, carefree weekends and holidays in the beautiful British countryside with friends and family. I lopefully they will take the plunge, just as my sister and her husband did back in 1980! hot topic... What new trends will excite home buyers in2024? SOMERSET Still such a popular spot for those looking for a slower pace of life, the hardest decision in a move to Somerset will be choosing which of the many wonderful towns and villages you want to call home... Somerset is considered by many as a holiday destination, which it certainly is, and a great one at that, hut all those things that make it a popular place to visit also make it an ideal county to set up home. Of course there are beaches and seaside towns, but away from the coast there are mam more fun things to see and do, along with attractive towns and villages with residential parks. In fact, just last year a YouGov survey found that Somerset is the fifth most popular region in the UK with a very high 86 per cent of people liking the county. Even more impressive was that Bath - the only city in the UK to be designated a Unesco World Heritage Site - was found to be the second most popular city in England. Somerset is generally a very rural county with Bath, Weston-super-Mare, Taunton, Yeovil and Bridgwater the largest places by population. If you like the idea of living in or near a busier town or city, several of the residential parks mentioned at the end of this feature can be found in Bridgwater, Yeo\ il and Taunton. Away from the coast, the highly sought after Taunton is the county town of Somerset and as such has all the amenities, shops and restaurants you would expect. It might surprise you to know that you can take a train to London from here in just under two hours. Around 30 miles to the east of Taunton is Yeo\ il. which also offers good amenities. Bigger than Watchct, and better known, is Weston-super-Mare, one of the county's most popular seaside towns boasting a pier, promenade, an aquarium and more. Alternatively there's Minehead, which is known by many for its Budins Resort. I lowever, more importantly, it is often referred to as ‘The Gateway to Exmoor National Park'. One of the best places in Somerset for a quintessential English seaside location is Burnham-on-Sea. which has grown from being a small fishing village. Now it happens to have the UK’s shortest pier at under 300m while the town’s beaches form the second longest stretch of sand in all of Europe! It may be a cliche, but it's difficult to find a more apposite phrase to describe Berkeleyparks' ever- popular ('auldron Barn Farm Park. In addition to its superb location, there is so much to like about this gem of a park. Not only is it among the best-kept sites I've visited, thanks to the park's diligent management and maintenance team, but it's one of the quietest. Well, that was my experience when I visited the 14-acre site once occupied by a farm until, during the 1950s, it was turned into a campsite. By the 1970s. larger static caravans began arriving, but amenities remained rather primitive with guests relying on water from a standpipe in the middle of the field, a breeze block toilet and shower block and no electricity. The park, then comprising of four fields, was modernised during subsequent years with the introduction of running water, gas and electricity supplies. In 1994, permission was granted to build houses on two fields which resulted in the park's capacity being reduced to 169 statics, most privately owned. That's how it remained until the site received a much-needed injection of capital in 2008 when Berkeley parks acquired Cauldron Barn Farm Park and began the process of developing it into the residential park that exists today. Г । John and Mo Killick 70 and 69 respectively, A jp bought their two bedroom Prestige in 2020 after spending over four decades in Canada. ‘When we decided to retire back in the UK, we considered buying a house but all the pitfalls, like having to redecorate, put us off so a park home seemed the ideal option,’ said John. ‘This particular residential park has everything: it's walking distance to the town, close to the sea and is surrounded by beautiful countryside.’ Nigel Wheater and Reg Cox, 67 and 72, own a two bedroom Country Homes Purbeck Gold unit and have lived on the park longer than any other owners. ‘We moved here in 2012 when it was still a caravan park, although three park homes had been brought in - and we owned one. So we’ve seen the park grow to what it is today - and we love it here,’ said Nigel. Richard and Amanda Lovell, both 56, live in a two bedroom Omar Canford and are new kids on the block, having swapped their home in Bristol for Cauldron Barn earlier in 2023. ‘We looked at other parks but fell in love with this place,’ said Richard. ‘If wed chosen one of the other parks, we’d have needed to drive or catch a bus to town. Here, it’s ten minutes to the beach, 15 to town.’ A park transformed Outside reception, I met the park manager, Emma Blackwood, who has worked at Cauldron Barn for nearly 21 years. She has seen her workplace transformed from a run- of-the-mill caravan park into a top quality residential park. She agreed to take time out of her busy schedule to show me around. ‘There are 100 plots on the park, including 32 which arc currently for sale - the biggest being 50ft x 22. Around 60 homes - which are mostly two-bedroom units - arc lived in currently.' Emma explained, just as we saw a couple approaching. John and Mo Killick were heading down to the seafront, just ten minutes away, but had time to stop for a chat. What do they think of life at Cauldron Barn Earm Park. I wondered? During one of our holidays, we decided to visit the park and. as soon as we walked in, we loved it.' enthused Amanda, a former housekeeper. Visiting that sunny afternoon provided the impetus the Lovells needed to set the wheels in motion. Despite being among the newest residents, they were made to feel welcome from day one. Richard comments: ‘People have been exceptional, perhaps because we're all in the same boat. There isn't any snobbery, which is very refreshing that's probably because people have pretty much the same kind of homes and enjoy the same kind of lifestyle.' Wendy told me: ‘We chose a corner plot, which overlooks the fields, and the ponds. It is so peaceful. I just love watching the deer in the distance, and the herons. It is so good for the soul. I do, however, take loads of photos of the view, especially the sunsets, vv hich I keep sharing vv ith my friends because it is so lov civ. To be honest, it is the best move we hav e ever made. The layout of the park is something that we were really taken with, as it has cul-de- sacs rather than regimented straight lines, which we really like. parks I real lives Back to the future! It’s that time of year again! Warwickshire-based park home resident Peter Jones looks ahead to what’s in store over the coming 12 months... New Year. When the days are short, the nights are long, and around and about our park home community we¥e all in semi-hibernation mode. So, I need to keep occupied, and one of the things that engages me at this time of year is compiling my traditional ‘to do' list for the next 12 months. Watching my weight always features on it. along with places to visit, recipes to cook, and books to read. The start of another year also makes me reflective. Reflective in that - as a keen student of history -1 like to look back at events that happened 50 years ago, 100 years, 150. and soon. Churchill’s home I tend to go back no further than the 18th century, and three hundred years ago. in 1724. the building of Blenheim Palace was completed. That caught my attention because what was once Winston Churchill’s home is only 30 miles away from where I live, and I'm long overdue a first visit. Definitely one for my 2024‘to do' list. (Conveniently, for the purpose of this discourse. 150 years after Blenheim Palace opened, in 1874. Churchill was born: but let's fast forward another 50 years, to 1924. That was the year of the Stockholm ()ly mpic Games, later made famous by the excellent film ‘(Chariots of 1 ire'. It's feature was Eric Liddell, the whippet-fast Scottish athlete, who refused to compete in his favoured 100 metre sprint because the final was on a Sunday, and competing on the Lord's day compromised his devout religious principles. Instead he ran the 400 metres, and duh won the gold medal, with a bronze in the 200 for good measure. In Liddell’s absence, the hundred metres was won by Englishman I larold Abrahams, and as a sixth-form student I had the honour of meeting him. In his late 70s by then, he was the guest speaker at my school's speech day, and when he spoke, he captivated us all with mam words of wisdom. 1 had the opportunity to chat w ith him before he left that evening, but frankly, it was wasted on me. because at that time I knew little about him. But he made a huge impact on mam of us, and - just four years later -1 absolutely loved ‘(Chariots of Fire' when it came out. Even more so because I'd met one of the characters featured, and by then. I'd read quite a lot about Abrahams, and the Stockholm Olympics. All time favourites It still remains one of my all-time favourite films. Infact, I think I'm going to add another watch of that film to my ‘to do' list. I lappy New Year everyone. May 2024 be all you hope for. I le explained: ‘Selling our old home enabled us to move here mortgage-free, and with some spare cash, cutting our money worries overnight. I am a London black cab driver and the move here, with fewer financial worries, meant that I could go part-time. ‘I now only take the cab out w hen 1 w ant, usually starting early in the morning and going straight onto the taxi rank at nearby I leathrow, then seeing where the rest of the morning takes me. usually into central London. We actually wanted to move here five years ago. but my wife was only 46 then, so we waited for her to turn 50. and then luckily found our new home for sale here. I think she is now the youngest resident on the site!' What do you think of the lifestyle? Гопу concluded: ‘We really love the quiet, relaxing nature of life on this park. There are plenty or walking opportunities and 1 also love to play golf, so having a club right next to the park is perfect. Previously living fairly locally. Roy and Maureen Parker decided to sell their old home and move to the park. Roy explained: ‘We had a large bungalow, vv ith a large garden, and were looking to downsize to somevv here that was easy to look after, vv ith a smaller garden. A park home seemed like a good option, so w e looked at several parks in this area, before opting to buy a brand-new home at Blisworth. Personally. homes | new models 2024 HOMES TO LOOK Ahead of the 2024 season, we run the rule over the best of the recently released new models in the park and leisure home marketplace... After fewer new releases than usual in the past couple of years, 2023 saw manufacturers rolling out the fresh models again, although maybe not in the same quantities as in past years. That's possibly a reflection of their focus on produc tion and output, but we have seen some fabulous new models this year, regardless. Most of these were launched at either The World of Park & Leisure I lomes show at Stoncleigh Park in June, or The Great I loliday I lome Show in Harrogate in September, although one or two have made their way directly to parks without going on display at a show first, so we caught up with them there. RESIDENTIAL MODELS The residential market has seen a few refreshes, the main extension to the offering is from relatively new manufacturers rolling out their ranges manufacturers such as Ilarbur, Fairway and Mockba have established themselves well in the marketplace now. We've also said goodbye to one or two manufacturers and park groups recently and so market forces continue to change the shape of the market heading into 2024. So, what docs that mean for potential homeowners? They may want to look closely at the level of luxury built in, and view the homes in person to feel the difference in price between the different models on offer. THE LEISURE LANDSCAPE On the leisure side, most manufacturers have launched new models this year, and there arc numerous design refreshes, too. so there's plenty to talk about. Ilowever, there are two areas where the competition appears particularly fierce the ultimate lodge genre is always competitive, and we have had some exceptional models launched recently in this category. I lowever, there's understandably also still a fair bit of heat in the affordable lodge and holiday home genres. With holiday homes, we already know that first-time buyers will often upgrade later, so focusing on price will help ensure that those thinking of buying have a suitable option available to help them get their first foot on the holiday home ladder. With lodges, some of those keenly priced models will work for both fleet and ownership buyers, so massive efforts have been made to ensure the) are as visually pleasing as possible without unnecessarily loading the price. Another major change evident in this year's round-up is that some of the previously ‘smaller’ holiday home manufacturers have now expanded their offering considerably, offering quite a diverse set of options to their park partners. Apart from the obvious cost-saving and environmental benefits, other drivers quoted were the need to support parks with limited electricity suppl) to pitches, and a potential move away from LPG gas in the medium- to long-term. So. manufacturers arc tackling these challenges head-on. and we arc not only starting to sec glimpses of the future of holiday homes as a result of these changes, but mam are already being built to these specifications and with these energ) saving features full) incorporated. For example. Willerby launched its exciting All-1: specification, which enables its models that arc powered solely by electricity to be sited on most holiday parks across the UK. Incorporating Sunamp thermal battery technolog), this addresses the significant challenge of switching to cleaner and greener energ) when electricity suppl) to holiday parks is limited, with most pitches capped to a maximum 32A supply. INTERIOR DESIGN TRENDS Nature walls have been big this year some of them curved with inset ‘hidden' doors through to other areas, and we've started to see more use of Critall-stylc windows and dividers, internally and externally. Log burner-style fires have also increased in popularity. There's also more focus on picture w indows to capitalise on great views from w ithin the home. High-tech kitchens and built-in entertainment zones are a key part of this mix. and w e love some of the bold kitchens we are now seeing. This is experience-led design, driven by parks wanting to deliver something special to potential short-stay guests or owners in the luxury lodge market. Architectural!), we’ve seen the front sections of high-end lodges lose the internal pitch in a couple of cases, offering a high-end apartment feel, and those models pack a real visual punch! So, we are thrilled to have so much to report on again, right across the board, with exciting options available for buyers and plenty of new models from much-loved brands for the season ahead. What's more apparent than ever is how in tunc the manufacturers are with their customers, and the parks play a big part in driving the direction of travel there. Some of the most exciting new models to market come from either close collaboration between the manufacturer and the park, or parks trusting the manufacturer completely with a ‘hands- off' approach to come up with something completely fresh. I lowever, some perky features also ensure it most definite!} feels like a leisure lodge. There's a large bathroom with Jack and Jill access to the second bedroom, so it also acts as the main suite, effectively creating two master suites. CARNABY CARAVANS Carnaby's Langham took centre stage for the company again this year, and it desenes another mention for its sheer luxury, with full-sized furniture, two master bedrooms and the bar in the lounge a popular feature with many! homes | new models 2024 KINGSTON PARK AND LEISURE HOMES Kingston launched a new, revised version of the Palazzo this year, and it was a real statement piece with marble-effect backlit wall in the lounge, and a sleek black, contemporary kitchen. The characterful bathroom has a bit of an Egyptian feel and the en suite also had an outstanding level of sheer luxury, making this one of the talking points of The World of Park & Leisure I tomes Show. LOVE HOLIDAY HOMES Love 1 toliday I tomes has quickly made a big impact in the holiday home sector, rolling out a range of exciting models in relatively quick succession, all aesthetically stunning. We were particularly impressed with the Beachside holiday home's rustic feel, but the Oakland and Whinfcll Lodges are exciting too, making Love Holiday Homes a great target for any buy er. MANOR PARK HOMES Manor Park I Ionics launched its I lolcot Bay park home at Stoneleleigh's World of Park & Leisure Homes Show, a model displayed in residential format, but it could also potentially be built for leisure use with a change of external finish, thanks to its open plan lay out. A bright and uplifting home, the I lolcot Bay's symmetry is particularly easy on the eye. The Olney, which launched alongside it, is a more traditionally-styled park home. Since then. Manor has also launched the ultra-modern Broadway home with external Chartwell green styling and contemporary interior. While Manor has traditionally been known for building bigger, more luxurious and individual homes, these residential launches show the diversity of its work, and how well the conpany knows its market. Those greens arc rich and vivid and were so stunning that we can’t help but wonder if Oakgrove has led in a direction that others will follow over the next year with this interior colouring. Oakgrove has also shown a single-unit lodge built for Parkdean, which demonstrates how a relaxing and calming open plan model can be created as the perfect space to enjoy a break away in. This version feels modern, crisp and luxurious, with plenty of visual appeal, as is the Oakgrove trademark. Returning to autumnal shades, the Tamarack Lodge that was unveiled for Turners this year has a well-equipped kitchen and dining area with hues of copper and blue, creating a great space for entertaining friends and family. On the residential side. Oakgrove s newest park home is the Waverton. A home that can be bespoked to any taste or requirement. NORTHERN LOG CABINS From one-bedroom accommodation to larger four-bedroom lodges. Northern Log Cabins has great capability and a shorter than average waiting time for unfurnished lodges, although full turn key options are also available. We’ve seen the firm go a little more mainstream this y ear as the sole manufacturer for a stunning lodge park development, and hope to be reporting on this further during 2024. OAKGROVE LODGES Every new lodge is a potential launch for Oakgrove as it rarely makes two models the same. We've examined three great models designed and built for Oakgrove's partner parks this past у car. Poplar and Silver Birches all putting in appearance over the past year too. OMAR PARK & LEISURE HOMES Omar has had quite a few launches and upgrades this year, both residential and leisure. On the park home side, the striking Ikon has had a complete design refresh to give it a modern, sleek look. The much-loved Colorado also had a mini-makeover, with appealing blues and burnt oranges adding a modern, contemporary twist. The Middleton has a beautifully soft colour scheme with classy fabrics in the soft furnishings, while the Regency has wide appeal in a neutral scheme anybody can make their own. On the lodge side. Omar showcased a Heron Kingfisher hybrid at Stoneleigh. with solar panels and energy-saving features built-in. The Kingfisher has also had a refresh, and the latest version has beautiful interior design and a colour scheme of soft naturals with contemporary, patterned fabrics. There's stylish furniture with clean, modern lines, white cladding to the vaulted ceilings and clad walls. The 1 lighland version of the Woodbury letting lodge made its debut in I (arrogate, and it was very well received. Designed specifically for the short-stay market, options available range from one-bedroom models through to four-bedroom versions, with a range of optional upgrade packages available as turnkey, ready-to-go letting lodges. With a split-level rooflinc outside and vaulted ceilings within, it has plenty of features built in. This was a year of diversity for Omar, with design and build flair at the centre of its offerings. PEMBERTON LEISURE HOMES Pemberton has several refreshed models this year, including: the Marlow - one of its most popular models; the Regent; the Park Lane; the Rivington: and the Langton. One of the most exciting refreshes is the Langton, which has a stunning new colourway, feeling more like a luxurious home-from-homc lodge with every incarnation. Pocket doors between the lounge and kitchen are a key feature, and the vaulted 8ft ceiling height adds to the feeling of space and light. With a bath in the cn suite bathroom, it's no wonder that there's also the option to choose residential specification on the Langton. We think it will sell well this v car! Watch out for Pemberton's next release, which could be any time now, as we think it'll have universal appeal for a range of lodge buyers, and a few key differences from its current range. homes I new models 2024 NEW IDEAS AT ATLAS FROM 1IANNAI I! How often have you checked out a lodge, holiday home or park home and wondered just how long it takes to design the interiors? Andrew Jenkinson gets the answers from Atlas Leisure Homes’ head of design, Hannah Newby. ack in the 1950s, caravan interior design was largely the preserve of the women who worked in the offices of the leading manufacturers of the period. A Mavis, a Ben i or an Ethel would be asked for their opinion on the choice of colour inside a new model or the type of fabric used and that would be that! If it was one of the smaller, or newer, caravan manufacturers who had considerably fewer staff’ then the owner's wife or girlfriend may well have been called upon to wdo the honours' and decide on a home's colour scheme and soft furnishings. Lhe rest of the design and build was left to the menfolk! In truth, very few manufacturers could cither afford the expense of an interior designer or had the foresight and vision to employ one. And even if they did. those forward-thinking ideas did not always appeal to the home buyers of the day. Fast-forward 70-odd years and things are very different. Striking new interiors Over at Atlas Leisure I lomes. the East Yorkshire-based manufacturer has produced some striking ncss interiors in the last couple of years. The buzz of excitement this has created is in no small part down to I lannah Ness by, the company’s head of design. PH&HL caught up with Hannah at September's I larrogate Show on Atlas's show stand. After a quick chat, we agreed to make the time for a longer discussion on interior design in the holiday home, lodge and park home world, while also finding out more about I lannah's background. Originally from I lalifax, I lannah graduated some years ago and now lives in I lull, near Atlas's head office. When the Covid pandemic struck. 1 lannah was working on interior designs of bars and restaurants so working life effectively ground to an abrupt halt. I lannah explained: ‘I was left wondering what to do. I spotted the position for an assistant designer at Atlas Leisure I Ionics. 'I applied and got an inters lew and was asked to design a holiday home in five days!' Youngerbuyers Straight away, I lannah noticed that the age demographic of holiday home buyers was considerably younger than she'd expected it to be. During the post-Covid rise of the staycation', new buyers were entering the market and liked what they saw, but they were also looking for more contemporary interior designs. I lannah said: ‘The pace at which the interior design of holiday homes has changed over the past five years has been quite a shock. ‘It's moving fast, hut that's what I like about this industry you never get bored! ‘While it is both demanding and challenging, it's also really exciting as well. ‘It is so different from the industry I left, doing bar redesigns, mainly for the Marston's group. ‘With holiday homes, there is so much you can do the only real limit is your imagination? So what’s the secret to Atlas's interior design success? I lannah explained: I lere at Atlas, we arc always keen to keep as much work in-house as possible, as this enables us to create a prototype before choosing the latest fabrics and furniture finishes.' Keen to learn more, I asked 1 lannah how long the design process takes and how you even begin such an endeavour. PARK HOME & HOLIDAY LIVING JANUARY 2024 65
homes I new models 2024 I lannah said that new 3D tech now means that she can come up with colours and put them into a 3D image, so you can essentially see what the finished unit will look like. Tough challenge Revamping a popular model can he a challenge though, explained I lannah. as you don't want to ‘fix what’s not broken' or risk upsetting potential buyers. I lannah said: ‘Park site owners arc good at suppl) ing you with information telling you what buyers like and don't like, and this enables me to get an insight into what to change and what to leave alone. ‘I usually go around a holiday home and take notes and see what alterations could be made and build it up from there.' What else docs I lannah like about working for Atlas? She said: ‘We have a great team of people and. if I want to try new Reg the pioneer! One designer wno helped change attitudes to interior design in the caravan industry was Reg Dean. Reg had been a furniture designer, as well as an illustrator before beginning his caravan design career. Reg worked for many manufacturers and was renowned for his experimental interiors of tourers and holiday caravans that were decades ahead of their time. Sadly, Reg passed away in 2015, but he was prolific in his field. He also helped pave the way for those who followed, with more manufacturers employing interior designers since his era. • Hannah loved restyling the new Laburnum twin lodge - its sleek interior has a hint of tradition with its wood finished coffee table and nest of drawers ideas on a holiday home, there is always somebody to help and get the job done.' So. what can we look forward to next from Atlas and from I lannah? ‘Without giving to much away there are some exciting ideas on the way,' explained I lannah. ‘Expect Atlas's design to be ahead of the game!' And what of future trends? I lannah expects the demand for more new and contemporary designs to continue, with things moving faster as a new breed of buyer wants more modern home features. Special anniversary As it was Atlas's 50 year anniversary in 2023. I asked I lannah whether she had dared to look back through the archives at those early Atlas designs? I lannah laughed and added: ‘I did look at them for some ideas and inspiration. ‘The colours and soft furnishings back then were really quite something!' With new blood coming into the industry in design and construction, we can expect the sector to move faster than at any time in its history. Hannah is ty pical of this new generation of designers who studiously examine the many different aspects of interior design and the materials used. After our chat, it is plain to see why the UK industry is a leader in Europe, offering quality, value and forward thinking designs. It will be interesting what the next 12 months brings. With the 31 January deadline looming for the return of self-assessment forms, Richard Webber offers some sage advice on avoiding tax scams It’s that time of year again when mam of us will be completing self-assessment tax returns. Around 12 million people in the UK undertake this rather laborious task each year and all arc potential targets for conniving scammers. To help reduce the risk of people becoming scam victims, I IM Revenue and Customs (I IMRC) is urging self-assessment customers to be extra vigilcnt to avoid being taken in by scam texts, emails and phone calls. The warning comes as I IMRC received more than 130,000 reports of tax scams in the 12 months to September 2023, of which 58,000 offered fake tax rebates. Deadline approaching With the 31 January 2024 deadline looming for the return of self-assessment forms, fraudsters will be gearing up their efforts to prey on customers by impersonating I IMRC. Scams can take different guises, such as offering a rebate, informing customers that they must update their tax details or threaten immediate arrest for tax evasion. Myrtle Lloyd, I IMRC’s director general for customer services, said: ‘Criminals arc great pretenders who try and dupe people by sending emails, phone calls and texts which mimic government messages to make them appear authentic. ‘Unexpected contacts like these should set alarm bells ringing, so take your time and check I IMRC scams ads ice on GOV.UK.’ If you think you’ve identified a potential scam, report the suspicious communications to I IMRC in the following ways: • Forward suspicious texts claiming to be from I IM RC to 60599: • Forward emails to phishing(<dimrc.gov.uk: • Report tax scam phone calls to IIMRC on GOV.UK. I IMRC works diligently to protect the public from scammers. Don t open any links or reply to a text message claiming to be from I IMRC that offers a tax refund in exchange for personal or financial details. To help fight phishing scams, send any suspicious text messages to 60599 (network charges apply) or email: phishing(g)hmrc.gov. uk before deleting them. 3) WhatsApp messages If you receive communication via WhatsApp claiming to be from I IMRC. it's a scam. Take a screenshot and forward it to I IMRC as an email. 4) QR codes I IMRC uses QR codes in two different ways: • In lettersand correspondence, they sometimes use QR codes but only to direct you to guidance on GOV.UK; they won't take you to a page where you have to input personal information: • When you're logged into your I IMRC account. thc\ might use QR codes to redirect you. for example to your bank login page. If I IMRC is using QR codes in exchanges, you'll be able to see them on the genuine IIMRC contacts page. lifestyle | DIY tips Home Help Jean Creen and her handyman husband ‘DIY Don’ offer more household tips and advice. This month Don gets creative, turning an old settee into a bed base Time for bed! The job I'm showing you this month probably isn't going to be something you’re thinking of doing yourself, but hopefully it will inspire some of you to get creative when it comes to recycling old furniture by repurposing it into something else? In this case, we had an old leather settee which had seen better days and was literally coming apart at the seams. At the same time we needed a bed base for a single mattress which we normally put on the floor when guests come to stay. So, instead of dumping the old settee, I came up with the idea of turning it into a divan base for a single bed, which the mattress could then be placed on top of, creating a guest bed. I he leather settee was once part of a large corner unit but the central corner section had been throw away years ago, so we were left with two sections which had been pushed together to make an extra long settee. I planned to use one of these sections and half of the other section, joining them together to make the bed base, at the same time removing the old cushions and seat backs. Luckily, I had some wooden bed slats left over from when I turned a couple of old double beds into single beds, so these would form the support for the mattress. Without them I could have used any old wooden planks and I've even seen people using old wooden pallets to make bed bases. Quick pointers I didn't use mam tools for this job, really just a hammer, handsaw, electric jigsaw and electric screwdriver and you don't need to be too much of a DIY expert to use these. Taking the settee apart was a bit tricky, involving the use of the hammer and jigsaw to remove the scat backs and arms. There were quite a few sharp nails and industrial staples holding the whole thing together so care needs to be taken when taking apart old furniture like this. STEP-BY STEP IThis is one half of the old leather settee, the leather cushions were starting to come apart at the seams and it looked a bit dated anyway, so we were keen to either get rid of it, or repurpose it. of the settee. It’s made up from a combination of timber batons and chipboard panels, as well as sheets of cardboard. 3The next step was to remove the old metal springs, I levered these off with a screwdriver and claw hammer, taking care due to the tension built up in the springs. 74 JANUARY 2024 PARK HOME & HOLIDAY LIVING Visit www.parkhomemagazine.co.uk
lifestyle | DIY tips 41 was careful to preserve the black plastic-coated fabric that surrounded the base of the settee as this was to be kept as the covering for the divan bed base. 5 Next step was to remove the seat arms and back, using a jigsaw and hammer for most of the demolition work, plus being careful not to damage the black plastic cloth covering the base of the settee. 61 then took apart the other settee and cut its base in half, so that it could be joined to the other stripped-down section, to make a base 71 then placed all the old bed slats I had on top of the base. They are much longer than needed so I lined them up neatly along the front edge, then screwed them down along the front and back to the frame of the base. WJean then added a few cushions to make the bed into a useful day-bed or chaise longue, when it’s not being used as a guest bed. Because we already had the mattress, this job cost next to nothing. 8 Once the bed slats were screwed down, I just ran along the back edge with the jigsaw to trim them all down to the right width for the base. that was long enough for the mattress. I joined the two sections together using long screws and a few old metal brackets I had lying around. 9 With the base finished, the old mattress fitted perfectly on top and it’s actually very comfortable. I originally bought this foam mattress brand new off eBay for around £70, so if you are planning on making your own bed base by recycling old furniture, or by using wooden pallets, then this might be your only cost. This is such an interesting question! The answer is an ever changing one, and opens up even more questions. Understanding which birds arc seen more frequently than others - and why - allows experts to look into the causes and. hopefully, focus conservation efforts on helping those species which need it most. Common resident For the past 20 y ears, the house sparrow has been the most common resident in uk gardens*. These familiar faces have made their homes alongside us for as long as any of us can remember, colonising town and country alike. You'll be familiar with their cheerful chirps as they hop around within a hedge or pick up a treat from your bird table. They live in small groups, and aren't shy of partner swapping! Females are a subtle range of light brown shades in order to blend in while on the nest. The plumage of the males is a mix of brown topped with a slate grey cap. (In contrast the less common tree sparrow has a brown cap and a distinctive black cheek spot). All this being said, house sparrows are far less common than they used to be, with over 10 million pairs having disappeared since the late 1960s. ‘Source The RSPB □DAY LI GET INVOLVED! Some of what used to be our most common garden birds have declined in numbers. The song thrush for example was once a regular and widespread garden visitor and fell comfortably within the top 10 when the Big Garden Birdwatch began in 1979. In recent years it’s barely made the top 20. Once numerous chaffinches and greenfinches have also declined. This is largely a result of Trichomonosis. a disease that can be spread through contaminated food and drinking water. In the past 10 years the UK chaffinch population has declined by 34 per cent, while greenfinches have sadly declined by 65 per cent. On a more positive note, the fortunes of other birds have risen. Long tailed tits for example are being seen more and more in our gardens, small but easily identifiable by their striped, round bodies, long tails and high pitched calls. Shocking loss Shockingly, we've lost 38 million birds from the UK's skies in the last 50 years, so it's crucial we all do our bit to look after our bird life. By taking part in the Big Garden Birdwatch y ou're helping to monitor how garden birds are faring. That data, coming in each y ear from hundreds of thousands of people like you. is invaluable. All that aside, it's a great excuse to sit and watch out the window for an hour, guilt free! When do we give ourselves time to do that, without feeling like we should be doing something else? It's also a great way to spark an interest in nature in y oungsters, lake a look at the RSPB website for fun ways to get the grandkids involved. They'll no doubt look back with happy memories at their time spent birdwatching with you, and you'll be doing your bit to ensure their future gardens arc filled with the joy , life, song and colour that only birds can bring. Pre-heat oven to 180°C, gas mark 4. Grease a 25cm round ovenproof dish (or six individual ones) with butter and sprinkle with sugar. 2. Halve the cherries, then scatter over the baking dish. 3. Whisk together the eggs, sugar and vanilla. Add the flour and milk, then whisk until smooth. 4. Pour the batter over the cherries. Bake for 30 to 35 minutes, until risen and golden brown. Serve warm. New research from park home specialist Quickmove Properties reveals that bungalow construction now accounts for just 1.2 per cent of all new-build completions, creating a gap in the market that mobile homes are vying to fill... Quickmove Properties has looked at the changing rate of bungalow construction between 2000 and 2020, the current market share of bungalows versus all dwelling stock, and the price of new-build bungalows compared to new park homes. The latest available data (2021) shows that there are around 1.8 million bungalows in England, accounting for just 7.6 per cent of the nation’s dwelling stock. What’s more, construction of new-build bungalows is on a steep decline. In 2000, bungalows accounted for an estimated 6.9 per cent of all new-build completions. By 2020, however, the completion of just 1,833 new bungalows meant that this market share had dropped to just 1.2 per cent, despite continued demand, particularly from downsizers who currently account for a third of all moves. With so few bungalows being built, many buyers who want single-storey homes without having to modernise or pay a premium are instead turning their attentions to the park home sector. A modern park home offers the lifestyle of a new-build bungalow, with high-end features, located on a peaceful and safe, rural, semi-urban or coastal development. Despite offering an almost identical footprint, park homes are markedly more affordable than traditional bricks and mortar bungalows. The average price of a bungalow in England is £338,769. Meanwhile the average park home is 36 per cent more affordable at £215,493. Sales director at Quickmove Properties, Mark O'Dwyer, commented: ‘You’d be forgiven for thinking that bungalows have simply gone out of fashion and that’s why so few are now being built. But that's not the case. The nation’s biggest park home campaign group descended upon Westminster to protest about the ten per cent commission charge on home sales in September. The Park Home Owners’ Justice Campaign (PHOJC) and its supporters thronged to Downing Street with banners and placards in hand, before attending a meeting about the '10 per cent question’ on 18 September. Park home residents from all over the UK travelled to central London for the event. Television crews from both ITV and BBC filmed the rallying residents, while Sebastian O’Kelly, CEO of the Leasehold Knowledge Partnership, whipped up the crowds while also acting as official photographer. The PHOJC’s president Sir Peter Bottomley MP (pictured), also joined residents before leading the presentation party into Downing Street. Accompanied by Sir Peter, the PHOJC then delivered a 4ft envelope to Number 10's famous black door. It contained the PHOJC report, written by member David Iles, that will challenge the anomalies in the Impact Statement previously submitted to parliament by the Universities of Liverpool and Sheffield Hallam about the possible consequences of the abolition or reduction of the commission charge. THe BH&HPA, which represents members of the trade including residential park site owners, issued a statement following the rally. It stressed that: ‘If site owners’ businesses are not viable, they will have to look for other ways to make their money and this could mean putting up the pitch fees.’ However, it should be noted that, by law, pitch fees rise annually in line with the relevant CPI figure in a park home owner’s written agreement. It would take a new law to change that. So this Discount Scheme can be a lifeline for many. ‘Traditionally, many off grid residents, such as those living in park homes, have missed out on much needed financial support,' said Charis’ director of client services, Jonathan Hunt. ‘We are beginning to understand just how many of these residents have missed out on the £400 Energy Bill Support Scheme (EBSS) payments last year. According to a Government report, 42,000 park home households have been recorded as receiving the EBSS payment, suggesting that approximately 68,000 households missed out. Why?’ DIRECT TARGET Mr Hunt added: ‘In 2015, Charis was approached by Ofgem to create a scheme which directly targeted park home residents. The result was the Park Homes Warm Home Discount scheme, now in its eighth year. Currently, we have £500,000-worth of payments for England and Wales, and almost £200,000 for Scotland. ‘We are also in active discussions with other energy suppliers, distributors and indeed any organisations interested in helping to alleviate UK fuel poverty, to add to the overall pot and ensure that as many park home residents can access hardship support as possible.’ Eligibility criteria apply. Applicants need to be permanently living in a park home, and either receive government support or benefits, or have a household income below £18,723. Charis has partnered with Lightning Reach, a recently launched online application portal designed to simplify and speed up the application process for individuals suffering from financial hardship. Lightning Reach helps people to find and apply for a range of financial support in one place, quickly and safely. You may also get matched to a range of support suited to your profile and circumstances. This could include grants from charities, funding from your local council and help with your bills. SIMPLE PROCESS The application process is a simple form filling exercise that should take about 15 minutes. Residents who are unsure about filling in forms online can contact the Charis support team during normal working hours. Applications are assessed on a ‘first come, first served’ basis, and once all funding is allocated, the scheme will close. We find out more... Specialist business advisory firm FRP has been asked by Tingdene Homes’ directors ‘to support the entry of the company into liquidation’. The formal appointment of the liquidator was set to happen on 21 December. Liquidation means shutting down a business so that it stops operating and sells its assets to pay any debts. A spokesman for FRP said: 'Sarah Cook and Ian Corfield of specialist business advisory firm FRP have been instructed by the directors of Tingdene Homes Ltd to support the entry of the company into liquidation. Tingdene Homes suffered a period of challenging trading conditions, leaving the business unable to meet its financial obligations. The business has now ceased trading and, regrettably, all 156 employees have been made redundant.’ Tingdene Homes, which was founded in 1969, is one of the best-known names in the mobile home manufacturing sector. However, gym membership can be expensive and is not always suitable for older people, plus there are many ways to lose weight and get fit by just using your own initiative. Here are a few ideas to think about... Cutting back I One of the simplest ways to get back I into shape after the seasonal excess is just to cut back on your food and drink intake for a month or so, saving money on your supermarket bills in the process. Rather than taking up a fad diet, it’s probably much better to take some simple steps, such as taking tea or coffee without any sugar, or replacing fizzy soft drinks with a glass of water or a home-made fruit juice, or cutting back on bread, to help you lose weight. Temporary fasting can also be a great way to lose weight. Perhaps cut back from three meals a day to just two, or decide not to eat after a certain time of day, such as six o’clock in the evening. By going to bed hungry you effectively lose weight while you sleep. As with all diets, though, check with your doctor first if you have ongoing health issues. 2DIY home gym There are a lot of exercise regimes you can set yourself, without resorting to a gym. One good source of information is the NHS website (www.nhs. uk). Here you can download different workout plans, including a ‘10-minute home workout.’ If you want to lift small weights as part of your exercises, you can improvise with bags of sugar, or full jam jars, without needing to spend money on special training weights. 3 Online workouts One of the key factors with any fitness regime is staying motivated, and this is where being in a class with other people can help. The internet has become a way in which people can join virtual classes. Just search ‘online fitness classes’ on the internet and you’ll see lots of examples. A bit like in the old days when people worked out to aerobics videos, you can now find videos on sites like YouTube. 4Organise your own classes If you don’t want to pay for gym membership, but still want to exercise in asocial environment, to help with motivation, why not set up an exercise class on your park home site? This could either be done outside, or perhaps in a club house or local church hall. If you know someone on your park who is a fitness fan, perhaps ask them if they would like to run such a class? 5 Easy ways to keep moving Many fitness experts say that the key to staying fit, especially in older age, is just to keep moving. Instead of sitting for hours in front of the TV, give yourself a time limit such as one hour then make sure you get up and do something each hour. This might just be walking into the kitchen to make a cuppa, or doing some tidying up, or perhaps just walking up and down the length of your park home for five minutes. By their very nature park homes don’t have staircases, which can be a useful form of exercise in themselves, so it might be an idea to make up for this with more walking inside or outside your home. By undertaking some form of regular movement you should improve your fitness level and general health. STATE OF THE HOUSING MARKET House price sales remain static, both on a monthly and annual basis (-0.5% and -0.1%). However, the Government did unveil some initiatives that could boost housing supply in its Autumn Statement. But according to research by Quickmove Properties, bungalows now account for just 12% of all newly built homes. The good news is that park homes help meet that demand and are 36% below the price of ‘traditional’ bungalows. INFLATION REPORT CONSUMER PRICE INDEX 4.6% Asof 2 July 2023, the CPI figure is the inflationary metric used to calculate the annual rate of change for park home owners’ monthly pitch fees in England (it has already been used in Wales for a number of years). As we went to press, the latest base figure was 132.0 for October 2023. A year-on- year increase of 4.6% and a 2.1 per cent decrease on September's base figure. RETAIL PRICES INDEX - 6.1% This is the old figure used to calculate park home owners’ pitch fee levels. If your pitch fee review date took place before 2 July 2023, your level will have been set by this higher figure but will change to CPI in 2024. As well as showing you how to get advice, including phone numbers of your local office of the CAB, the website features an online advice guide, with advice on many different areas. How does it work? The site if full of advice and it’s easy to use too. Select the heading you need and you’ll be directed to a comprehensive page giving in-depth advice of the issues and how you can deal with certain problems. How can I get the best from it? Search under atopic heading, then have a look at the sections dealing with FAQs. COMMISSION CONSIDERATIONS Promoted as the last likely opportunity to have the sales commission abolished, the recent Park Home Owners' Justice Campaign (PHOJC) rally at Westminster took place when it became clearer to me that the consequences of abolition could be more damaging than the eventual losses of equity at the time of a future home sale. Not unexpectedly, the park owners’ trade body, the BH&HPA, said afterwards that, if implemented, its members would have to create a very different financial model to remain viable. Whether or not the BH&HPA's warning is a valid response when the Government- commissioned report had excluded vital forensic accounting, is not the only question. Should a decision to remove the commission be referred for judicial review, the possible consequences could be even more burdensome. Some park owners will calculate their forecasted losses, and either successfully argue that these should be recovered via pitch fees - or, more ominously perhaps, quietly find other means of recovering the shortfall. At any judicial review, the site owners might well have an arguable case too. A payable commission has been long sanctioned by successive governments, where park owners have factored the revenue stream into their financial structuring, including in the servicing of the costs of any park improvements (we should not be persuaded that all site operators are cash incentivised with illicit incomes to rely upon). Take a site with, say, 12 park home owners paying £150 a month in pitch fees, grossing £27,000 annually. How, I ask, will it mitigate against declining infrastructures and services without periodic commission revenues? In such an event, the courts may well decide not to support the change, ruling instead that residents must endure the consequence of their own contractual commitments, having understood from the beginning what they were agreeing to. Moreover, where pitch fees and other costs have now escalated to a point where many are in difficulties, in my view, the timing of this commission charge abolition push was wrongheaded. Given that we are fast approaching a general election, where the Government has other priorities, in my view, the rally would have been better reserved for the new administration, who could then look at it with fresh eyes and minds. We should also note the research report commissioned by the Government, which was clear in its published findings - these being (paragraph 22): 'Park home owners were asked about their perceptions of alternatives to the maximum commission on sale - for example having to pay the same amount upon purchase or defrayed on to the pitch fee. 'In response, nearly 85 per cent of home owners would prefer to pay the commission (on sale or purchase) rather than pay the equivalent cost as a regular contribution (e.g. as part of an increased pitch fee). This highlights the significance, to home owners, of not increasing regular costs.' So, while only 15 per cent of residents wanted the change, I suspect the majority would instead prefer the focus to be the cleaning up of the market. This is not intended to undermine the objectives of the rally, nor the support of Sir Peter Bottomley to the cause, only to apply a different perspective. After all, waving banners, though good for the soul and the cameras, needs to carry the right message. It's not the politicians who'll pay the consequences if what is currently in place is removed and it all goes hopelessly wrong. Back in 2017, and again at the stakeholder meetings that included NAPHR, I PH AS and the PHOJC, I'd instead advocated that a percentage of the combined annual pitch fees and any sales commission should be required to be allocated to a site sinking fund, specifically for site repairs, maintenance and improvements. Just as in other housing sectors, this would involve forming a management committee to include all vested interests who would need to agree to the priorities and the costs, but in any dispute could refer to a Residential Property Tribunal for determination. In short, where the industry claims that the commissions are essential to its survival, then let it keep them - but throw them into the pitch fee pot and dedicate a reasonable percentage for the purposes for which part of the pitch fees are intended. A well-maintained park site increases the value of the homes from which the operator also derives the percentage commissions, while pitch fee reviews would be fewer and potentially less confrontational. With a little more thought and debate, rather than abolishing the commission, as currently promoted, why not look at reaching a sensible compromise from which both parties can benefit, while also introducing much-needed transparency into the equation? I suggest that somewhere in all of this, there's a deal to be done - and that removing the sales commissions would simply open more doors to the unpredictable, thus serving only the interests of the unscrupulous. There's been a lot in the press and media about artificial intelligence, or ‘АГ, but. following a recent phonecall to my broadband internet provider, I feel like introducing a new term into the debate, namely‘AU’, for ‘artificial unintelligence’. With this new technology increasingly being used to automate things like telephone helplines, I think the unintelligent side and limitations of this computer software is also being exposed. I received an email from my broadband provider saying that I needed to contact them because the phasing out of traditional landline phones meant that they needed to send me a new type of phone handset that works directly off a modem hub. So, I diligently contacted them, first carefully checking the email to see that it wasn’t some sort of scam, and spoke to a lady's voice on the end of the phone. I explained the email and that I was calling so that they could send me my new handset (I had also heard in the media that landlines were being phased out so it seemed logical). However, the voice on the other end of the line seemed a bit one-dimensional and insisted that there was no need to change my modem. 1 explained that I wasn't calling for a new modem but just for a new handset as mentioned in their own email. Ilowever, this seemed to fall on deaf ears and I just got a repeat of the comment that there was no need to send me a new modem. I began to suspect that I was speaking to some sort of Al computer rather than a real person. ‘She' seemed fairly convincing but just didn't seem to grasp what I was saying. After a few attempts to explain 1 just put the phone down. As a result I don't have a new handset for my modem and have just unplugged my old landline which I wasn't really using much anyway. It made me wonder just how much frustration is going to be caused in the future, now that Al (or‘AU’!), is increasingly being used by large companies, with limitations being shown up when people's problems aren't fully understood and with no real' person to speak to instead. I think for the older generation, such as most retired park home owners, this is going to be an intense cause of frustration in the future, not to mention all the opportunities for scamming that may evolve, once computers can contact us as if the) arc real people. Scams and general cold calling do seem to be an increasing problem and I've got to the stage now that I never answer my mobile phone unless it's a known number calling. I figure that if it's an important call then the caller will leave a message, which I can then respond to in my ow n time. I think it's unlikely that scammers would ever leave a message as they like to be in control. Likewise with email, I am now very cynical about emails from unknown sources. The big thing, of course, is not to click on any links in emails or respond to links in phone text messages. Apparently if y ou just accidentally reply to a text or email you shouldn't get too many problems, its only when you click on and respond to an unknow n link that you may start getting into trouble. Plus, of course you should never give out any bank details to anyone. Your bank will never call or email you and expect you to hand ox er any details. Instead, they should tell you to contact them on the numbers you already have, or perhaps go to your local branch - if you still have one! Of course. Al is also supposed to bring benefits, when it comes to things like medical research, so it's a technology that w c're going to have to get used to. I wonder if there might be some sort of Luddite- style protests in the future, as people rebel against technology and demand a return to a simpler lifestyle? With the increase in things like yoga retreats, I think some people are already looking for simpler, technology -free lives, even if only for a short holiday period. Any w ay, here's a joke to end on as usual. Yesterday my computer beat me in a game of chess. The choice is vast so it’s really important to do your research. Most people don’t like to travel more than two or three hours, and you may decide that this should be less - especially if you want to use it more frequently. There are lots of independent park finder websites available and, in most cases, they’ll let you pick things like distance from your home, the facilities at the park and whether you’re near the beach or countryside. Think about whether you’ll want to sublet your holiday home or take pets as this will vary from park to park. Look for accreditation from either the British Holiday and Home Parks Association (BH&HPA) or the National Caravan Council (NCC) - both are trade bodies for the industry. Check reviews and visit Facebook pages and other groups and forums. If possible, visit the park and speak to some caravan owners. THE BUYING PROCESS Set a budget and stick to it. You’ll invariably be presented with lots of deals and offers so it’s important to stick to your guns. Make sure you sit down and calculate the cost of the annual running costs - pitch fees, utilities and rates, insurance and other things all mount up - expect this to be around £3,000 to £4,000. However, this will vary greatly depending on where you choose to site your caravan or lodge. Crucially, make sure that you are being offered written terms and conditions and that you can review them at your leisure before you sign on the dotted line. Check the important bits: • Agreement length: look for at least 15 years from new. • Pitch fee increase: make sure that it’s clear how much pitch fees might increase. • Private sales commission: make sure the this is clearly defined. • Dispute resolution: make sure that you’ve got a mechanism for this. Remember! All these can be negotiated as part of the sale. THE HOLIDAY HOME Caravan or Lodge? New or second hand? Decking? Once you’ve picked your perfect park, it’s time to think about the home itself. Consider the price, age, features and condition. Industry shows have a number of manufacturers on display (see our panel on the right for some of them). Consider additions such as double glazing and central heating. Ask about extra insulation of the home itself and the pipework. And find out about drain down gadgets and accessories. Following the show, Salop Leisure became the first Swift Group dealership in the UK to have the S-Pod 4 and 6 Escape launch models, which it has displayed at its Emstrey headquarters showroom. The S-Pod Escape models are perfect for short stay holidays or even as a luxury annexe. Swift Group describes them as ‘the ultimate tiny homes getaway, with flexible living and sleeping space. The versatile S-Pod 6 is capable of comfortably sleeping six people, with the S-Pod 4 offering space for up to four. The range is built to last, with a galvanised chassis, a coated steel pantile roof and bonded ‘sandwich’ exterior wall construction for greater strength. Hamza, who won Strictly Come Dancing in 2022, takes over from TV presenter and author Julia Bradbury, following her ten years in the post. The Club was established in 1901 and has a rich history of appointing high-profile Presidents who have championed outdoor lifestyles and inspired people to get closer to nature. Past presidents also include Captain Robert Falcon Scott of the Antarctic, the founder of the Scouts Lord Baden- Powell, and more recently the environmentalist and broadcaster Professor David Bellamy. holiday | updates Prepare now A specialist mobile homes insurance broker has issued a warning to static caravan and lodge owners to prepare for freezing conditions this winter... Static caravan and lodge owners must prepare their holiday homes for winter as per the terms of their policy or risk claims being rejected, according to Compass, a specialist provider of caravan and leisure insurance. The company saw a 115 per cent increase in total claims caused by cold weather in 2022 compared to 2021. Almost 80 per cent of total claims in December 2022 were due to damage caused by plunging temperatures, as the UK was gripped by the coldest start to meteorological winter since 2010. During December 2022 alone, claims increased by 66 per cent year on year compared to the same month the year before. Long-range weather experts are already predicting that another cold snap is on the way this winter, with a higher risk of snowfall caused by the El Nino weather phenomenon. This typically brings colder, drier weather to northern Europe due to the jet stream shifting course. With the UK’s weather becoming increasingly unpredictable, Compass is warning static caravan and lodge owners to ensure their unit is winter-ready to mitigate the risk of damage, and to allow for claims to be processed quickly if the worst should still happen despite all precautionary measures. A drain down is a condition within most insurance policies, making the owner, and not the park, liable for any damage that occurs. Karen Stacey, managing director at Compass, explained: ‘Turning off the water and opening the stopcock valves is not sufficient, and does not constitute a full drain down, as the shower mixer valve, taps, and some components in the water heater are still exposed to risk if temperatures drop.’ Important steps As well as turning off the water supply and opening stopcock valves, there are several other important steps in the process of draining down, including: • Turning on the heating; • Opening the caravan’s external taps, usually located underneath the structure; • Turning on all taps, flushing toilets, and running the shower, as well as removing the shower head and connecting pipe to remove as much water from the plumbing system as possible; • Removing any remaining water by blowing compressed air through the pipes; • Using non-toxic anti-freeze where standing water may remain, such as in toilets and down plugholes; • Securing all windows, skylights, and doors to prevent cold air from entering the unit; • Checking any external plumbing and insulating any exposed pipes from the cold. Drain down service Stacey continued: A lot of parks provide a drain down service, and owners should take advantage of this. However, it’s important not to leave this too late, as parks may have hundreds of units to complete, and weather conditions can change very quickly, as we have seen this year. If a park does not offer this service, and the owner does not feel confident doing the drain down themselves, they can hire a professional to do this for them. holiday | show review Fresh ideas and great people1 Andrew Jenkinson reports on the Holiday Park & Resort Innovation Show, which was held over two days in November and proved to be a busy event... Now firmly established in the industry calendar, Holiday Park & Resort Innovation is a unique trade event that offers would-be and existing holiday park operators the chance to find out more about either getting into or improving and expanding their businesses. It is also a great place for home manufacturers to build upon their contacts books and meet new people. At this year’s show we caught up with a broad range, including residential park home, leisure lodge, glamping pod and portable lodge manufacturers Stylish models On the homes front, it was excellent to see so many stylish holiday models on display from the likes of Victory, Swift and Pemberton. Other manufacturers with stands at the event included Pathfinder and the Omar Group, which also owns Regal Homes. Park Realty Group even exhibited its all new 40ft x 13 Cabrini for the first time in public. This holiday home is built to residential specifications and looks great too! All the homes on show were eye-catching and stylish, while some even provided interesting talking points too - ‘eco’ being a big theme of the show. There were also plenty of specialist suppliers and service providers at the event, offering showgoers the chance to view everything from arcade machines for parks to mowers, electric posts, wi-fi and much more! On top of all this, there were daily seminars from experts in their particular fields, providing lots of useful hints, tips and advice at the NEC over the course of the event on 15 and 16 November. Fun and entertainment came in the form of wacky and vibrant stuff like robot dinosaurs, arcade games (suitable for parks) - even children’s entertainers who can be booked for parks! Victory’s new Evolution ‘eco’ home was a popular model for visitors too. This new home is set to save users more than £1,000 a year on fuel bills, with double- glazing that’s 40 per cent more efficient than the norm, state-of-the-art solar panels and low wattage water heaters and water saving systems. Victory also showcased its Lumiere - well done to the company for investing so heavily in this event; it really did help to bring the holiday living ‘concept’ to life for visitors! Over at Salop Leisure, Swift exhibited its new S-Pods. These two units attracted lots of interest, some of this from visitors • Salop Leisure was supported by Swift with its latest S-Pods, which attracted lots of attention throughout the event • The interior of the Swift Group’s S-Pod 4, with its stunning interior design • Park Realty Group showed its new holiday home, built to residential standards. The 40ft x 13 Cabrini was a real show highlight! wanting to import them into other countries. Park Realty Group has been building bespoke lodges for some years from the company’s Cardiff factory. Its hybrid holiday home, the Cabrini, delighted the Birmingham public! At 40ft x 13, this two bedroom holiday home is very adaptable. It has a high spec and, for £65,000 including siting, the Cabrini is a bargain! The company told PH&HL that it can also build bespoke versions of this model, as well as 38ft x12 lodges and twin units homes. Too late for the show, the manufacturer has a new 55ft x 22 super luxury park home • The Cabrini feels like a traditional, yet modern, home and comes with a full suite of integrated fixtures and fittings - all sited and transported for £65,000! called the Elizabeth in the offing - watch this space! And, yes, you could play them for free too! • Tiny House Co came back to the show this year and wooed visitors with its latest design Great success Overall, this is a really good show with lots of information for would-be and established park owners, and anybody else either in, or looking to get involved in the sector. This two-day event is well worth putting on your list of events to attend for 2024. We also like the fact that the new show organisers were actively involved and could be seen chatting to exhibitors and visitors across the two days. We look forward to what the 2024 show will bring! Glamping options Glamping units that attracted attention included the Armadilla, which is shaped like an armadillo! This company enjoyed a busy show and recently supplied several of its units to a resort abroad. Shepherd’s huts are another popular area of glamping and Black Sheep Shepherd Huts exhibited its sumptuous Cheviot, which wowed the crowds. Tiny House Co was back at the show for the first time since 2019. The company had a new design on display with an upstairs bedroom no less! Scottish-based Iron & Pine makes modular buildings, but has also built high class glamping units like the one on display. Showgoers loved the large window in the bedroom and the unit’s well planned lounge/kitchen area. • Inside Victory’s Lumiere, which is designed for between two and four people to use as a luxury glamping unit. holiday | show review Playing to the crowds The Caravan & Motorhome Show, which took place in mid-October at Birmingham’s NEC, had much to offer those after different leisure home options. Andrew Jenkinson reports... • There were campervans galore to see at the show this year, a sector of the leisure vehicle market that’s grown considerably since Covid • Tingdene Parks’ stand offered showgoers plenty of useful information on retirement and residential park homes options he NEC Caravan and Motorhome Show, held in mid-October, is the first event on the industry's calendar that lets the public see what's going on in the world of caravanning, motorhome and campervan design for the coming 2024 season. There are accessories galore and a good selection of holiday parks to find out about too. More than 100,000 visitors flocked through the gates of the NEC across five days for this popular event. As well as the holiday homes, tourers and leisure vehicles of display, showgoers were also treated to a myriad of talks and seminars from industry experts, as well as lots of other fun stuff. Range of options Motorhomes ranged from compact models to large US-built units. Campervans were more in evidence than ever before - a type of leisure vehicle that many park home owners turn to for fun and adventure after they have bought their park home, in fact. Although there wasn’t a huge deal to see from our part of the industry at this event, • ABOVE Touring caravans came in all shapes and sizes at the show, including this German Knaus model with drop-down made-up bed and all-electric power • Swift celebrates 60 years in manufacturing in 2024! We loved these large and super luxurious А-class Morelo models • Allens Caravans’ stand occupied its usual position at the show, offering visitors a glimpse into the world of holiday homes and lodges • Excellent signage definitely helped bring visitors to the Allens’ stand For example, Allens Caravans displayed a super selection of holiday homes, as well as a lodge and even a park home too. Among the highlights on the Allens Caravans stand, was a Willerby Dorchester lodge, with full decking attached. I wandered around the Allens stand and took a note of what visitors were impressed by. The Willerby was certainly wooing visitors with its lounge and kitchen area, in particular. The park operator also had a 35ft x 12 Swift Provence two bedroom model on display. Inside this home, I met two couples who had originally come to look tourers and motorhomes and, upon seeing the Allens stand, decided to take a longer look at this lovely holiday home. Impressed with the Swift and its country- styled kitchen and spacious bedrooms, they told me they were now much more open to this lifestyle option. Very impressed Other visitors were also taking a look, with many comments like, ‘We didn’t expect to see these here’. Again, visitors were impressed, and also many also wanted to explore park options and costs-you could see they were serious! Atlas also had a new 38ft x 12 Heritage on display - a two bedroom holiday home that was again impressing visitors with its modern interior decor, spaciousness and large double bedroom with en suite. Inside the Atlas model, I ran into the same couple I’d met earlier who had been so taken with the Swift. Needless to say, they were just as impressed with Atlas’s offering and were even imagining what these homes might look like on a fantastic Allens Caravans’ holiday park in the Cotswolds! All of a sudden their tourer and motorhome ideas had been put on hold and they were now looking more seriously at a holiday caravan on a picturesque park as the best way to spend their leisure time. Special park home Allens also had a Manor park home on display - a brand new design produced with the cooperation of Allens, especially for its residential parks. The Manor park - dubbed the Broadway - was a 50ft x 22 two bedroom luxury model and was designed with input from Allens. The contemporary interior and huge rooms were, again, a shock for some visitors who had not been expecting to see homes of this size at the Caravan and Motorhome Show. holiday | show review • The Atlas Heritage impressed countless show visitors with its modern and practical design Our verdict Although our side of the industry was only represented by a few manufacturers, it was still a worthwhile event to attend. Allens Caravans did a great job of giving the general public a wide range of information and advice on the options available out there. Plus, with the splendid Manor Broadway on display from its stand, there was at least one true ‘show stopper’ of a home to for visitors to view. As for the 100,000-plus crowd over the week of the event, interestingly, most were not yet owners of a motorhome, tourer or holiday caravan, but had come to the show to see what it was all about. There were also lots of families taking astrong interest in what was on offer. But, whether young or old, most showgoers were simply blown away by the homes on view and left with big beaming smiles on their faces. • This Atlas Heritage may have been tucked in a corner, but it still drew the crowds! • The impressive new Manor Broadway: a special for Allens Caravans’ residential parks • Part of the Manor Broadway’s superb lounge area - we love this! all previous preconceptions about cramped, poorly constructed ‘caravans’ visibly draining from their faces! Anyway, the luxury Manor Broadway show home, which will be sited on the park operator’s hugely popular Leedons Park, in the Cotswolds, was advertised at a cool £426,500. For that, you’ll also enjoy stunning countryside views over the Cotswolds and a prime position close to the chi-chi village of Broadway itself. The Allens Caravans team took up a central spot on the stand, with several staff available to guide visitors around and provide information about buying a home on one of the Allens' many parks.
